Thanks to the joint efforts of the government, professional market participants, the Bank of Russia, and legislators, the residential property finance market has reached a state of conditional equilibrium. However, market realities do not remain static, and life has proven to be more complex than it initially appeared. New conditions necessitate fresh solutions. There are still numerous issues awaiting discussion and resolution. The Integrated Territorial Development Gold Rush


Amid sanctions, budget sequestration for infrastructure projects, and an increase in the key interest rate, both state authorities and developers are searching for the best model of housing construction and urban renewal, while property buyers are investing with an ever-more-expensive ruble.
And, they discover Integrated Territorial Development (ITD). Integrated development is not a new concept, but after the adoption of the Law on ITD, the impact of numerous projects can be likened to the 'Gold Rush' - tenders are announced every day in all regions of the country, and obligations to construct kindergartens, schools, roads, and manage the emergency fund have become commonplace.
Despite all the advantages, just like during the ‘Gold Rush’, regional developers have moved to Moscow, while major market players have gone to the regions. They surely realize where the gold mine is.
Open dialogue with builders, developers, banks, officials, and developers of master plans and socio-economic development programmes.
Who are we building for and how are we doing it? How is all of this supported by infrastructure?
What can be done to ensure that everyone involved with ITD gets enriched by this gold mine?
